Although the current real estate market is hot, buyers are more demanding than ever. When they see a home that is outdated they generally don’t want to spend the money or time to renovate it. Many of today’s buyers are busy working long hours and require a move-in ready home. Professional home staging will transform your home into a move-in ready home.
Many homes we see have outdated features that will prevent a home buyer from connecting to the home. In most cases, wall paper, brass fixtures, and old carpeting should be removed. Bright or outdated paint colors should also be changed. These changes may seem like lots of work, but they will pay off in the long run. When a buyer views your home, the last thing they want is a laundry list of things to do before they move in. Home staging will consider all aspects of the home and offer suggestions that will increase the value and appeal of your home.
In these before and after photos you can see how through staging the old and dark dining room was transformed into a fresh and modern dining room. The only remodeling that took place was swapping out the outdated brass fixture for a more contemporary one.
Buyers have been spoiled by the market of the recent past. They want it all. Even when the home needs renovating, updated neutral colors and finishes will allow the buyers to imagine themselves in the home and feel that they can move in right away and make renovations later. Even simple changes like updating drawer pulls in the kitchen and bathrooms and fresh paint colors can make a home feel modernized.
Stager’s Tip: To save money, buy drawer pulls that come in a pack, rather than individually. Although Lowes and Home Depot may be your first store choice, another great place to find them is Target. When choosing the pull or knob, avoid brass finish as it is outdated. Satin nickel or oil-rubbed bronze are a good choice, but it depends on the other finishes you have in the kitchen on light fixtures, faucet, and door knobs. Also make sure the style of the knob or pull is consistent with the rest of the home.
Here are some great choices:
Both of these can be found at Target and come in a 6-pack for $19.99.
Ideally, the home should be completely updated with nothing for buyers to do. However, even when the home needs some updating, if a buyer feels they don’t have to do anything immediately, they are more likely to make an offer.
